Abstract
This thesis compares traditional buy-to-let investment with the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) on the Belgian real estate market between 2020 and 2025. Based on two comparative financial simulations and semi-structured interviews, it establishes that the BRRRR strategy offers structurally superior capital velocity and portfolio scalability: the same initial capital allows the acquisition of between 5 and 8 properties over five years, compared to only 1 using the traditional method. However, BRRRR generates a more negative monthly cash flow and higher operational risk exposure. The BRRRR advantage is conditional on the investor's profile, refinancing conditions and the targeted market. Second-tier Walloon markets present the most favourable conditions over the studied period. This work constitutes the first documented comparative analysis between these two strategies applied to the Belgian market, filling a gap identified in existing academic literature.
