Abstract
This thesis explores how Dreamscape, a real estate developer in Bali, can differentiate itself and grow sustainably in the island’s competitive and shifting real estate landscape. It addresses specific challenges such as regulatory complexity, market saturation, and sustainability concerns, which define the Balinese market. The study first outlines the current market context, followed by a literature review on strategies to improve differentiation, address institutional voids, and assess sustainability implementation methods. Then, the analysis applies strategic tools such as SWOT, PESTEL, and Porter’s Five Forces to assess Dreamscape’s current positioning. This is followed by a comparative study through expert interviews with both local and foreign professionals, bridging the theoretical models with real-world insights. Several strategic responses have been identified and tailored specifically to Dreamscape. Recommendations include network building, community engagement, niche targeting, IT implementation, and reputation building. Beyond practical recommendations, the research contributes to the literature by contextualising global strategic models within a tourism-driven, informal market setting.
